Are you licensed and insured?

Yes. We carry liability insurance and WorkSafeBC coverage, and we can send proof of both before we start.

Do you work directly with builders and designers?

Yes. A lot of our work comes through builders, designers and project managers, and we are comfortable coming in early to sort out details on paper.

What stucco system do you install?

Three-coat cement stucco over galvanized wire lath. Scratch coat, brown coat, then finish. We do not install two-coat systems.

Do you install foam or EIFS assemblies?

No. We do not work with EPS or XPS foam-backed exteriors. Our systems are lath and cement based.

How long does three-coat stucco last?

Decades, when the base is done right and the flashing sheds water. Most failures we get called to are water detailing problems, not the stucco itself.

Is stucco a good fit for the Okanagan climate?

Accepted Answer

It is. Cement stucco handles hot dry summers and freeze thaw cycles well, and control joints let the wall move without tearing.

Can you match my existing stucco?

Accepted Answer

Usually. We sample the texture and colour and mock up a match before we commit to the wall. Older finishes that have faded are harder, and sometimes refinishing a full elevation gives a better result than a patch.

How thick is a three-coat wall?

Roughly three quarters of an inch of cementitious material over the lath, plus the finish. That thickness is where the durability comes from.

Do you install control joints?

Yes. Joints are laid out with the elevations in mind so they land where they make sense structurally and visually.

What finishes can I choose from?

Colour-through acrylic finishes in fine, medium and smooth trowel textures. We will bring samples so you can see them in daylight on your own wall.

Do you offer sand-float finishes?

No. We have moved away from sand-float and stick to current acrylic textures that hold up better and suit newer homes.

Is acrylic finish better than painting stucco?

Accepted Answer

For most homes yes. Colour-through acrylic keeps its colour longer, flexes with the wall, and does not peel the way paint films do.

Can you change the colour of an existing stucco house?

Yes, with a coating or finish over properly prepped and repaired stucco. We check the existing surface first, because a coating over a failing wall just hides the problem.

Will the colour fade?

Some fading is normal on any exterior in Okanagan sun, especially on south and west faces. Colour-through acrylics hold up far better than paint.

What siding do you install?

Fiber-cement board and panel, and engineered wood. We plan reveals, joints and flashing as part of the install.

Do you install vinyl siding?

No. Vinyl is not part of what we offer.

Can you mix stucco and siding on one house?

Yes, and it is a lot of what we do. The important part is how the two materials meet, so we detail those transitions before anything gets fastened.

Do you handle stone veneer too?

Yes. Adhered stone and masonry veneer on bases, columns, chimneys and feature walls, built over a drained assembly.

Do you repair cracked stucco?

Yes. We sound the wall to find loose material, cut back to something solid, re-lath if needed, and blend the texture back in.

Why does stucco crack?

Usually building movement, missing or badly placed control joints, or water getting behind the wall. We look for the cause before filling anything.

Can you fix water damage around windows?

We can repair the finish and address flashing details in the area. If the damage runs into framing or sheathing, we will tell you what we are seeing so it gets handled properly.

Is a small patch worth doing?

Sometimes, and sometimes not. If a patch will always read as a patch, we will say so and give you the cost of refinishing the elevation instead.

How long does a project take?

It depends on square footage, access and weather. A full house exterior runs across several weeks with curing time between coats. Your quote includes a realistic schedule.

What time of year can you work?

Cement stucco needs mild, above-freezing conditions to cure properly, so the main season runs spring through fall. Repairs and planning happen year round.

Do you need water and power on site?

Yes, we need access to both, plus room to set up mixing and scaffold. We sort that out during the site visit.

How do you handle payment?

Terms are on your written quote, normally a deposit to schedule and progress payments as the work moves. No surprises added after the fact.

Do you clean up?

Yes. Scaffold comes down, overspray and droppings get cleaned, and we walk the finished exterior with you before we call it done.
